Real Estate Well Water Testing - FAQ

What well water tests are commonly required for a home sale in Colorado?

It depends on the lender, county, and what the buyer is comfortable with for due diligence. The most common “baseline” requirement is bacteria testing (Total Coliform + E. coli). Many transactions also include nitrate/nitrite, and some lender panels add lead and arsenic. If you’re not sure what to order, we can help you choose a package based on the property location, water source, and any lender language you have.

Do you provide certified sample collection at the property?

Yes. All real estate testing packages include professional sample collection at the property by a Colorado State Certified Water Professional. This helps ensure the sample is collected correctly and the results are defensible for buyer/lender decision-making.

How fast is turnaround time, and what does “business days” mean?

Turnaround time is based on lab business days (not weekends/holidays). For example, a “1–2 day” bacteria test typically means the lab reports results within 1–2 business days after the sample is logged in. If you have a contract deadline, it’s always smart to schedule as early as possible.

Can you help with tight deadlines or inspection objection timelines?

Often, yes. If you have a tight window, choose a rush option when available and include your deadline in the booking notes. We’ll do everything we can to keep things moving, but final turnaround is still dependent on lab operations and courier/log-in timing.

Is this only for homes on private wells, or do you test city water too?

Both. This page is focused on private well transactions, but there are also municipal (city) water testing options available for buyers who want a deeper look at water quality beyond the annual city report—especially in older homes where plumbing-related metals can be a concern or if you are on a smaller municipal system.

What areas do you serve for real estate water testing?

Service is focused on the Colorado foothills and nearby communities, including Evergreen, Conifer, Pine, Bailey, Golden, and surrounding areas. If you’re unsure whether a property is in range, you can still submit the address or zip code and we’ll confirm.

What if the lender has specific requirements (or a required contaminant list)?

No problem. Every transaction is a little different. If your lender requires a specific list, you can:

  • Choose the closest standard package, and

  • Add notes during scheduling with the lender requirements
    Then we can help align the testing plan so you’re not guessing (or paying for the wrong panel).

Do you test for PFAS or radon in water?

PFAS and radon-in-water testing can be appropriate in certain situations, but they’re not part of every standard transaction panel. If you’re considering either one, the best approach is to select a package that supports add-ons and note your request during scheduling. If you’re not sure whether it’s worth adding, tell me the property location and any concerns (or share the well/water history if you have it) and we’ll give you practical guidance.

Do you offer onsite well inspections during the same visit?

Yes. While we are already onsite collecting lab samples, you can add inspection services during booking (examples include a wellhead/cap visual inspection, a water treatment system status review, and pressure tank/pump performance review). These add-ons are designed to reduce surprises and give buyers clearer context—without requiring a separate trip.

Is a “well flow test” the same as a production/yield test?

Not exactly. A short onsite flow test is a practical performance check (real-world flow/pressure under controlled conditions). A true production/yield test is a different process and is typically more involved. If flow/yield is a concern for the transaction, we can help you choose the right level of testing for the situation.

What happens if the lab results come back with a problem?

If something is flagged (for example bacteria, high nitrate, metals, uranium, or other issues), you’ll have clear next steps. Depending on the result, that might mean:

  • Confirmatory retesting

  • Short-term safety guidance (when appropriate)

  • Upon request practical treatment options and what to address first

What should I do if the water is currently turned off, winterized, or not accessible?

Lab sampling requires water to be accessible at the property. If the home is winterized or the water is off, you may need the seller/agent to coordinate access before scheduling. If you’re unsure, send us the situation details and we’ll tell you what’s needed to avoid a wasted trip.

Do you provide results directly to the buyer, agent, or lender?

Results can be shared with whoever the client requests. During scheduling, include the best contact email(s) and any notes about who needs the report for the transaction.

​

What information helps you recommend the right package?
